Phase I All Appropriate Inquiry (AAI) - Pinnacle Promise Package
The Pinnacle Promise is simple: After performing your Phase I, if we recommend and conduct your Phase II and the results for the property are *clean, then it's FREE!

- Meets the newest measures set by the EPA
- Performed in general accordance with ASTM E1527-05

- Thorough site description (along with the current use of the subject property and its surrounding properties)
- Records Review (Physical setting sources, City Directories, Sanborn Maps/Fire Insurance Maps, historical information on subject property and surrounding properties)
- Professional recommendations
Environmental Database Summary (EDS)
- MEETS ALL SBA REQUIREMENTS
- Limited review of a property, with the scope of work intended to be less than that of a Phase I or an ETS
- Usually ordered for small transactions and loans (i.e. less than $250,000) and for lower risk properties
- Environmental records review of local, state, and/or federal regulatory databases
- Review of selected historical use information (i.e. city directory abstracts, sanborn map abstracts, etc.)
- Subject is given a risk code of High, Moderate or Low

- Asbestos Inspection (AI)

Phase II - Limited Subsurface Investigation (LSI)
- Typically performed after a property has been identified as potentially contaminated during a Phase I
- Consists of a subsurface investigation to determine the presence of contamination.
- Sample collection and analysis by qualified, experienced professionals
- A report including the findings, identification of the problem, and conclusions
